THE PERFECT BEACH TOWN
New Smyrna Beach has been voted the best beach-town in Central Florida by Floridians for years. Named one of the 20 Best Surf Towns in the World by National Geographic, it has become an internationally recognized destination. NSB is known for family friendly beaches, boutique shops, great restaurants, nightlife, surfing, fishing, golf, art and jazz festivals, and a friendly local community. There is lots of wildlife including sea turtles, manatees, and dolphin to see year round, and migrating whales passing through during winter months. NSB is a place where life feels like a year-round vacation and there is always something fun to do.
Access NSB from the mainland by crossing one of two bridges over the Intra-coastal Waterway, referred to by locals as the 'river.' On beach-side there are signs announcing perpetual weekly events like outdoor art shows, the Wine Walk, surfing contests, run-bike-walk events,classic car night, and concerts. The town's main street is blocked to traffic to host some events where residents and visitors can walk up from the beach to eat, drink, shop, and enjoy the art and entertainment.
NSB is a small coastal town with plenty of nice hotels, condos, and bed & breakfast spots for you to unwind and recharge. It is surrounded by water so you may enjoy breakfast watching a morning sunrise on the Atlantic Ocean, and later dine by candlelight with a sunset view of the Indian River where dolphin are spotted with regularity. On weekends, visit one of two local farmer’s markets for fresh breads and produce, local seafood, arts & crafts, live music, and a hot cup of gourmet coffee.
As a vacation destination there is lots to do year-round in NSB, which is the second oldest city in North America with 30 historical ruins. These include the Sugar Mill on Old Mission Road that was destroyed by attacking Seminole Indians, and the Turtle Mound archaeological site made by Native Americans inhabiting the area as early as 2000 BC. This 50-foot high, ancient hill was formed from shells discarded by early inhabitants over hundreds of years, who possibly used the mounds for refuge during hurricanes. Easily seen along the flat coastline, the 5-story man made structure was later used as a navigational device by seafarers who could spot the formation from 7-miles out at sea.
New Smyrna Beach is considered the East-coast surfing spot with the best and most consistent waves in Florida. It is hometown to several pros who surf world class waves at The Inlet, where the lighthouse can be seen across the river mouth at Ponce Inlet. Many vacationers choose to learn on the larger stand-up paddle boards used for riding waves, and for exploring the river- where you are likely to encounter manatee and dolphin for a memorable wildlife experience. There is also biking, golf, fishing, kayaking, river cruises, shell collecting, and a dolphin discovery boat tour. And be sure to enjoy the excellent seafood caught by local fishermen who supply the areas restaurants with fresh Florida shrimp, and the daily catch.
Within 30-minutes to an hour you’ll find all the big department stores, upscale shopping malls, big-box discount stores, major sports teams, and anything else you could possibly want. The closest major city is Orlando an hour away, whose residents also vote New Smyrna as the "Best Beach in Central Florida.
For those who make NSB their home there is a thriving local community with 4 commercial districts and many well-established businesses. There are several schools to choose from including a recently constructed public high school earning a coveted "A" rating from the State of Florida. Several Florida universities are considered to be the best schools in the country. The University of Florida, with relatively low in-state tuition, is ranked by the Wall Street Journal as a top-ten school whose graduates are sought after by recruiters. Many local colleges offer online, nighttime, and on-campus classes and continuing education for a great variety of interests and careers.
As a result of all that New Smyrna Beach has to offer, real estate presents an excellent opportunity for both investment and lifestyle. A community surrounded by water, property is limited so there may be supply shortages during average demand periods, and good potential for appreciation. As is typical at beach side communities in Florida, homes here often sell at a premium in comparison to prices further inland. In addition, rental activity can be used to generate income at this popular vacation destination. The year-round visiting population creates an excellent market for those renting, buying, and selling real estate.
