2016 home sales in the US are at the highest pace in 9-years, and median prices reached an all-time high last month. Properties stayed on the market only 32 days, the shortest time since NAR tracking began. The number of home sales in the south was double or triple all other regions and in Florida, inventory sells 19-25 days faster than elsewhere in the US. Outpacing most of Florida is New Smyrna Beach, where home prices have risen 11% in the past 12 months- and over the coming year are forecast to grow 50% faster than home prices statewide. However, NSB home prices must increase yet another 36% just to recover to 2006 price levels.
